In fact, there are both urban and suburban neighborhoods that are top-notch choices for renters looking to live in Las Vegas that can check off your top priorities. So whether you prefer peaceful suburban streets or lively urban high-rises, Las Vegas has you covered (and so do I).

Your reasons for living in Las Vegas may differ greatly from one another—but there’s one thing we can all agree on. Affordability is key to many living situations, and getting more bang for your buck sure is grand, isn’t it? Because I’m sure on the subject, I’ll go ahead and assume you’ve agreed with me. And since that’s the case, let’s explore some of Las Vegas, Nevada’s most affordable neighborhoods for renters like yourself.

Cherish captivating mountain views in Centennial Hills. 

What’s that sound you hear? Well, I’ll tell you. It’s called peace and quiet! Strange, right? Las Vegas isn’t exactly known for its tranquil appeal, but in Centennial Hills, you’ll be enjoying quiet residential streets, friendly neighbors, and beautiful mountain views.

Though Centennial Hills doesn’t boast astonishing affordability, it’s still cheaper than the city average. And with the northwest corner of Las Vegas rapidly growing, your choice of apartments is as well. Situated about 16 miles northwest of Downtown and 18 miles northwest of the Strip, public transportation and major roadways allow you quick and easy access into the city. Though it’s easy to get in and out of town, the suburban seclusion of Centennial Hills is quite popular with its residents.

Centennial Hill offers a laidback environment that blends residential streets, open desert land, adventures in the Spring Mountains, and the perfect amount of retailers and restaurants. As of November 2018, rent averages between $800 and $1,400, ranging from studio apartments to three-bedroom units. Not too shabby, if I do say so myself (and I do).

Discover a surprise factor in Downtown Las Vegas. 

Surprise! (The surprise is affordability). I bet you didn’t expect Downtown Las Vegas to be listed as an affordable neighborhood, and frankly, I don’t blame you. Downtown Las Vegas is the exception to the rule when it comes to affordability amidst a bustling metropolis.

As the center of all things commercial, Downtown has everything from casinos and fine dining to live music and local shops. If you’re looking to live in the heart of it all, this is it. Downtown features quite a few high-rise apartment buildings and luxury rentals, but it also boasts affordable apartments and condos. 

Downtown may not be the most family-friendly district, but it’s exciting and holds a great deal of opportunity for those interested in an urban lifestyle. Between a studio and a three-bedroom apartment, the current average for rent ranges from around $700 to $1,100 (with more luxurious rentals falling higher on the scale). If walkable streets, culinary exploration, and a happening nightlife appeals to you, then you may have just found your new home. Welcome to Downtown Las Vegas, you urban renter you!

It's just a hop, sip, and a jump into Downtown North Las Vegas

Not to be confused with Downtown Las Vegas, this neighborhood is actually located in the city of North Las Vegas. Though it’s technically not in the city limits of Las Vegas, the city is still in this neighborhood’s name. That counts, right? Maybe not, but North Las Vegas’s downtown district is a whopping three miles northeast of Downtown Las Vegas. Yes, I said it—three miles.

It may not be a Las Vegas neighborhood, but Downtown North Las Vegas still boasts excellent proximity to the City of Lights without the higher cost of living. Don’t knock it till you try it, capiche?

Downtown North Las Vegas serves as an escape from the touristy character of Vegas, while still maintaining an entertainment district of its own. Lively casinos, abundant shopping, and delicious restaurants aren’t newbies to this area.

Alongside those fun features, you’ll discover affordable apartments, condos, and houses that pair with a slower pace of life and a family-friendly environment. Expect a monthly rent anywhere from $490 to $890 (more or less), ranging from a studio apartment to a three-bedroom rental. Now that’s affordability at its finest, my friends.

 Spring to the serene suburbs of Spring Valley

Situated just 10 miles southwest of the heart of Las Vegas, Spring Valley provides its residents with big city proximity in a serene Las Vegas suburb. What’s even better than living near Downtown Las Vegas, you ask? Living between the Las Vegas Strip and Nevada’s mountain ranges, of course!

With beautiful views of the Spring Mountains comes proximity to some of the state’s most popular features, such as Red Rock Canyon. This natural wonder is just 14 miles west of Spring Valley. Whether you’re hiking, climbing, or simply enjoying the view, Spring Valley boasts a premier location between big city living and natural attractions.

This diverse suburb is just two miles west of the famous Vegas Strip. If you’re still interested in the hustle and bustle of this entertainment district, but prefer to live in the suburbs, Spring Valley is your best bet. As a residential neighborhood, it offers you safe streets, shopping centers, restaurants, golf courses, community parks, great schools, and an all-around suburban lifestyle.

Though Spring Valley features proximity to the Strip, it remains family-friendly and relatively affordable. Apartments and houses range from cozy to luxury, so it’s no surprise that rent ranges a bit as well. Rent currently scales from about $850 to $1,550, spanning from studio apartments to three-bedroom rentals.

Saunter into the superbly safe streets of Summerlin

Regarded as one of Las Vegas’s safest neighborhoods, you won’t want to miss out on the family-friendly environment in the residential streets of Summerlin. Nestled between the Spring Mountains and a major metropolis, Summerlin gives you a little taste of natural attractions and urban convenience.

Though many consider Summerlin an affluent community, there are plenty of apartments and houses that will fit your budget. Take advantage of the recreational opportunities here—such as biking, hiking, and camping. You’ll want to explore the natural beauty of this Las Vegas suburb.

Though residential streets take up the majority of Summerlin, renters aren’t without restaurants and shops! Convenience, safety, and beautiful views are key to this neighborhood. With current rent ranging from the low $800s to the $1200s, from a studio to a three-bedroom, you’re sure to find what you’re looking for in Summerlin.
